Buying a Home


As you know, buying a home can be the most important purchase you will ever make. Manufactured/Mobile homes are a great alternative to site built homes for a variety of reasons and can be an appealing option for you.

Homes are available in various styles, sizes, and floor plans, and generally range in price from about $10,000 to $60,000 with an average price of $25,000-$35,000 in today’s market. These homes are located in Manufactured/Mobile home communities or on leased land. Leased land lots have lot sizes that are usually 1/3 acre, most often located in the Sun Valley area of Reno.

Pre-owned manufactured homes can also be installed on your own land, or in one of the many rental communities who often have a vacant space available. Because you have full ownership of your Manufactured/Mobile home, you may also transport the home from a community to a new location. Perhaps to a lot you purchase which can increase the value of both the home and lot when combined and converted to real property.

Manufactured homes are factory-built to meet the federal Manufactured Home Construction and Safety Standards also known as the HUD Code. The Code is administered by the U.S. Department of Housing and Urban Development (HUD), regulates the homes design and construction, strength and durability, transportability, fire resistance, and energy efficiency. It also sets performance standards for the heating, air conditioning, plumbing, thermal and electrical systems.

These homes are personal property. The Manufactured Housing Division of Business and Industry governs the sale of Manufactured/Mobile homes in the state of Nevada. They are here to protect all parties and to insure laws and statutes are adhered to by brokers, licensees and manufactured home repair and remodel services.

Manufactured/Mobile homes offer many of the same features as traditional home ownership but at a fraction of the cost. Many find the benefits of these alternative homes to outweigh those of traditional style homes. Community living can be great for families especially in parks that offer amenities such as pools, playgrounds etc. Seniors often find comfort in having close neighbors and knowing their home will be safe when traveling.
