A market analysis determines market value and the best asking price for your home. A market analysis is very different from an appraisal. In the manufactured/mobile home industry an appraisal is most often procured when a lender is involved to finance a loan. An appraisal is done by a licensed appraiser and uses different criteria to determine the home’s appraised value. Appraised value can be a different number than market value.
Market value is determined by the current market, meaning it is the price a Buyer will pay for a home in conjunction with what a Seller will accept. A market analysis is achieved by researching and finding comparable homes both currently on the market and those that have recently sold.
